Full Circle Communities Breaks Ground on The Arbor at Lindale Trail, an Affordable Senior Housing Project in Marion, Iowa that Marks the Developer’s First Foray in the Hawkeye State

The Arbor at Lindale Trail is for mixed income seniors and the new three-story building will include 70 units of housing, community areas, and additional on-site service areas. Lightengale Group provided assistance to Full Circle from project inception to closing, including guidance during the Iowa Finance Authority application process.

Lightengale Group congratulates developer Full Circle Communities on The Arbor at Lindale Trail, their successful first foray into affordable senior housing in Iowa. Located in Marion, a suburb of Cedar Rapids, the groundbreaking ceremony held on October 29th was well attended by project participants, local leaders, and community members.

The Arbor at Lindale Trail is a 70-unit mixed income development for seniors 55 and older. Several units will be designed to be disabled accessible and/or adaptable. The three-story new construction building includes a video security system, individual medical alerts for residents, bike racks, and a building-control computer system. Individual units are well appointed and include in-unit washer & dryer, dishwasher, and luxury vinyl plank flooring.

The building overlooks the scenic Lindale Trail and will also include common areas to host community activities, a library and computer room, and spaces set aside to provide additional services geared toward seniors.

Lightengale Group was an important part of the team that made The Arbor at Lindale Trail happen. Full Circle reached out to Lightengale to help navigate the complexities of the Iowa Finance Authority (IFA) 9% funding competition. In only three weeks, Lightengale was able to help Full Circle secure a developer partner, hire a new architect and contractor, and finalize updated budgets to create a successful application that was ultimately awarded IFA credits and HOME funding.

Financial contributions and support for the project from the City of Marion were also critical to the development’s success. The city identified a need for new, affordable housing for its senior population and moved effectively to help Full Circle create the conditions for a successful project.
