Strict NSP deadlines had to be met. Project added geothermal to the site. Project involved a construction design dispute that went to mediation. Some of the specific LGG tasks completed include:
The site is located at 5327 W. Chicago Avenue. The building is comprised of 49,561 Sq/ft with 30-studios, 10 one-bedroom units, administrative offices and a day care center. Approximately 16,195 square feet is used for day care facilities and program offices. Approximately 33,366 square feet was developed for forty (40) residential apartments .Unit income restrictions are set to 50% of AMI. The site was a City of Chicago vacant building in the Austin community area’s 37th Ward District and the Austin TIF district (formerly a police station). New Mom’s Inc. secured the support of the local Alderman Emma Mitts to move forward with the project. The units provide permanent supportive housing for 40 homeless teenage mothers between the ages of 18 and 21 and their children. The facility also includes an on-site day care center for participants with 18 slots for the public, a community room, supportive service program space, administrative offices and training space.
