Lead Developer: 3 Diamond Development (3DD) offers high-quality apartment homes with specially designed amenities to meet the needs of the senior community. Since its creation in 2008, 3DD has been committed to developing first class living environments for senior citizens. 3DD’s portfolio includes 11 family and senior affordable developments in Illinois, Iowa, Missouri, and Oklahoma; including more than 600 units.

Co-Developer: Regional Housing Development In 2005, the Menard County Housing Authority (MCHA) formed Regional Housing Development (RHD) as a 501c3 for the purpose of development of affordable housing. In 2016, RHD became an independent organization. RHD is currently a member of the general partner on five affordable LIHTC projects and acts as the management agent for five LIHTC properties. RHD is also part of a larger 501c4 organization that includes three other 501c3 affordable housing organizations and more than 30 LIHTC and otherwise affordable properties.

PROJECT INFO:
Diamond Senior Apartment of Breese is a forty (40) unit new construction senior development (aged 55 and older) located near the interchange of Highway 50 and Jamestown Road in Breese, IL. 3 Diamond’s goal is to provide high quality apartment homes for seniors wishing to remain in the community after downsizing from a single-family or moving to Breese to be near family.

The project will consist of twenty (20) one-bedroom units and ten (10) two-bedroom units. Units will be affordable to individuals between 30% AMI and 60% AMI.

Breese is an IHDA Opportunity Area. The City of Breese has been very supportive in the overall development process.

Words from our Partners:

Lightengale (LGG) began serving affordable housing developers in 1999. Over the next 23 years, LGG assisted over 150 affordable housing deals (and one radio station) to come to fruition. We are so pleased that we were able to work with so many wonderful developers, both new and experienced, small and large, to help them provide affordable housing and improve their communities.

Over these years, we learned a lot and navigated the company and our clients’ deals through the Great Recession of 2007-2008 and the Covid Pandemic of 2020-2022. Throughout this time, we have had the privilege of working with some of the finest affordable housing specialists – on our staff, our clients, and in the broader community.
Everyone should have a home they can afford and feel safe in. Ideally, amenities are nearby, and the home is energy efficient. We enjoyed working with so many people who shared our vision of universal affordable housing. While we continue to believe strongly in universal affordable housing, we also believe it is now time to have others lead the way and guide deals through the process. We hope the next generation continues to provide more truly affordable housing for more people.

While we are not taking on any new clients or projects and will be closing our doors once we finish our current deals, we want to let you know how much we have enjoyed working with each and every one of you throughout these years.
