DEVELOPER INFO:
Lead Developer: The MCHA was created in 1947 and its first units were built in 1953 & 1954 in Hillsboro & Litchfield. At the time of this development, Montgomery County Housing Authority managed 235 public housing units in nine developments in seven communities, 89 Housing Choice Vouchers, and 107 Low Income Housing Tax Credit units. The MCHA had also developed a Section 8 Homeownership Program using the Housing Choice voucher program to help low income tenants purchase homes.
Co-Developer: Windsor Development Group (Mike Niehaus) was the turnkey developer in partnership with the MCHA. Windsor Development Group has completed over a dozen similar projects throughout rural Illinois in partnership with local housing authorities. Windsor contracted with LGG to complete the financing while it focused on all of the construction activities, including acting as the general contractor.
PROJECT INFO:
The Litchfield and Hillsboro Golden Oaks seniors project is 32 public housing replacement new construction units located on two sites in Montgomery County, Illinois. 16 of the units are located in Litchfield and 16 units are located in Hillsboro. The project consists of all one-bedroom units and is available to a mixed income tenancy at the 30% and 60% AMI levels. The project replaced 32 existing public housing authority units that had become obsolete and did not meet building code standards. The sites are close to public transportation and shopping.
